ADU and custom home design and permitting
The permit is where many projects lose months. We draw with the rules in mind from the first sketch, submit a complete set, and answer correction notices ourselves. You get updates in plain English, not a forwarded email from the city.

Who this is for
- Owners who want the permit handled start to finish
- Clients with an architect who want a builder to price and permit the design
- Anyone who has started a permit and stalled on corrections
What sets the price
The contract lists every line item and allowance. These are the things that move it:
- Plan library or custom drawings
- Survey and geotechnical work if the site needs it
- Structural engineering
- City review fees, passed through at cost
Starting price for this service (slot, set by the owner). See plans and pricing.
How it goes
Survey and site plan
We order the survey and draw the site plan the permit needs.
Drawings
Floor plans, elevations, structural and energy details, coordinated with your selections.
Submittal
A complete permit set submitted for you, with fees passed through at cost.
Corrections to issued
We answer every correction notice and tell you what changed and why.
Questions
Do I pay for design before I know the build price?
You pay for design as a separate stage, and the build price is fixed at the end of design. Many clients start from a library plan to keep design cost and time down.
What if the city asks for changes?
We answer correction notices. If a correction changes the cost, we show you the change in writing before any work.
Permit rules change. For Seattle, see SDCI's ADU guide.

We look at your lot before the call, so the answers are about your property.
